

Key to enhanced accessibility to Enterprise Park will be the extension of E. 40th Avenue from Central Park Boulevard to Havana Street. The first phase of Enterprise Park at Stapleton consists of three office/flex buildings totaling 441,632 square feet: 3801 N. Havana Street offers 153,035 SF, 30 foot clear height; 10035 E. 40th Avenue comprises 139,695 SF, 24 foot clear height; and 10075 E. 40th Avenue includes 148,902 SF, 24 foot clear height. All three buildings have dock and drive-in services and ESFR sprinkler systems.

US Bank Goes Green
U.S. Bank has announced that it has signed a 15-year lease for 65,885 S.F. of space at 10035 East 40th Avenue. The new, single-story building is one of three energy-efficient, green buildings built in the first phase of the 100-acre Enterprise Park, an exceptionally visible business park along the south frontage of I-70, just west of the Havana Interchange at Stapleton. The Enterprise Park campus combines state-of-the-art green initiatives with proximity to dining, shopping, recreation, desirable residential areas as well as other conveniences that are part of the 4,700-acre mixed-use Stapleton community.

Over 3 million pounds of concrete, recycled from the former Stapleton runways, were used to create the exterior wall panels for the first three Enterprise buildings. This is the largest use of recycled concrete in a tilt-up application in Colorado. Wind turbines are used at Enterprise Park to provide renewable power generation while offsetting carbon emissions. In addition to a GenFlex cool roof system and low-E insulated glass, the buildings’ energy-efficient HVAC systems generate operational cost savings and skylights offer the benefits of daylight to enhance performance in the workplace while reducing energy consumption. All of these features reduce long term operating costs for tenants and protect natural resources in the environment.
The Enterprise Park business campus is near numerous restaurants and retail conveniences as well as recreation, green spaces and preferred housing choices. Upcoming transportation projects are set to further increase its accessibility and proximity. Construction of a new $50 million Central Park Boulevard/I-70 Interchange is expected to begin later this year which will create a direct link between Enterprise Park Business Center, Stapleton’s residential and retail areas on the south side of I-70 and the Northfield shopping district on the north side of the highway.



Enterprise On The Rise In Stapleton
Etkin Johnson Group and Forest City Development have begun construction on Enterprise Park at Stapleton. Promotech Expansion Sparks
New Construction At CTC
Etkin Johnson’s energy-efficient green design buildings at Colorado
Tech Center are continuing to attract leading corporate users.
Most recently, Promotech expanded into its second facility at the
200-acre master planned CTC campus, occupying 33,386 square
feet in the 1775 Cherry building. Promotech, which provides
consultative and distribution services to the pharmaceutical
industry, relocated its in-house print shop and doubled its
warehouse space to facilitate its complex
storage and distribution needs.
The Promotech expansion brings 1775 Cherry to full occupancy at a time when Etkin Johnson has also begun construction on another building, located at 195 CTC Boulevard. This new single-story building will offer 64,368 square feet of office/flex/industrial space. Barbara Myers foresees continued high demand: “We are confident that the 195 CTC building’s green design and energy efficiency will make it a highly-sought-after addition to our growing portfolio in the Northwest Corridor.”

On A Roll With Pearl Izumi In Louisville
Pearl Izumi recently opened its new U.S. headquarters and distribution center in a 90,000 sq. ft. building owned by Etkin Johnson, located at 1886 Prairie Way in Louisville. The building features an open space environment with views of the Front Range mountains, and a prototype area where customers can sample product innovations.
Boulder County is where Pearl Izumi was originally launched in the U.S. 27 years ago. “We are extremely happy to have completed our move without interruption to our customers,” says the sportswear company’s Senior Vice President of Sales, Rob Mossman. Mr. Mossman also noted that the new facility offers access to trails, allowing staffers to enjoy lunchtime runs and bike rides.
